Vizitsa sits on the western slopes of Pelion at around 320 metres, with the Pagasetic Gulf stretching out below. Villa Vizitsa stands within the village& 039 s conservation area, on a verdant 1,566 m² plot, with the traditional settlement directly in front and the chestnut forest immediately behind. The villa was completed in 2025 and is designed to sit within Vizitsa& 039 s traditional architectural context. It offers 151 sqm across two floors: the ground floor is 100 sqm, while the first floor is 51 sqm. The walls are stone throughout, which keeps the interior naturally cool in summer. Windows are double-glazed in solid chestnut frames with mosquito nets fitted on all frames. Heating in every room runs via Swedish-type convectors, each operable remotely, with a Danish energy-efficient fireplace as a second heat source for cooler months. Hot water comes from an electric boiler, with solar pre-installation in place. Water supply is from the municipal network. The villa can be sold furnished, subject to seperate agreement and at an additional cost. The villa offers a spacious living/dining room with a fireplace, a kitchen, a total of three bedrooms, and two bathrooms. The living room opens onto a terrace with open views of the Pagasetic Gulf. The landscaped multi-tier gardens of the villa offer several spots for al-fresco dining, entertaining, and relaxation.Rental potentialFor buyers who want both personal enjoyment and rental income, Vizitsa has a well-established short-stay market. The village functions largely as a destination for guesthouse stays, with demand from summer visitors combining mountain and coast, spring and autumn hikers, and domestic weekenders in winter when the Pelion ski resort is open. A property of this size and character, with the view it carries, is well-suited to that market.Location - distancesVizitsa sits on the western slopes of Mount Pelion, a protected traditional settlement of stone mansions and cobbled paths looking out over the Pagasetic Gulf. The view stretches across the water towards Volos, around a 30-minute drive away, close enough for the city& 039 s port, restaurants, and amenities, while keeping the quiet of the mountain. Because the village stays lived-in through every season, it makes a practical base for the whole of Pelion: the eastern beaches in summer, the chestnut forests and walking trails in autumn, and the Agriolefkes ski centre within easy reach in winter.· Vizitsa (Village): walking distance· Milies: 2.5 km· The Pelion Railway (Moutzouris) Milies Station: 4.5 km· Kala Nera Beach: 11 km· Kato Gatzea Beach: 12 km· Volos: 28 km
