The architectural brief refers to a conceptual design study for a hotel
complex. The new project consists of mixed-use resorts, integrating a deluxe
hotel, a golf club, spas, conference facilities and high-end private residences.
The area of the plot is 92.14 hectares (921.358, 50 sqm) while it has received
most of the necessary attestations in order to proceed to the utilisation. The
project’s philosophy is driven by the desire to promote the southeast wild
beauty of the area, which is characterized by steep canyons and secluded
coves while protecting and preserving not only its natural beauty but also the
cultural heritage. The location offers views of the mountains and the Libyan
sea. Upon completion the project will comprise 3 sites. The first area in
operation features a 5-star resort. The second site on the coastal zone hosts
a spa, recreational areas, sport facilities and deluxe bungalow suites. The
third area which is located on the mound is designed to host the golf courses
and the private Residences.
The location of the project is at Goudouras, a small seaside settlement in the
southeast seacoast of the island of Crete. The plot is about 10km from the
nearest settlement of Makris Gialos, 25km from the airport of Sitia and 130km
from the airport of Heraklion.

Accordingly to the conceptual design study the 5 hotel may consists of 800
beds with both sea and garden views, 11 deluxe bungalow suites and a
collection of luxury villas for private ownership, with sizes of 150m2 indoor
areas, all in spacious plots of 1,000 m2. The flexibility of the design as well as
the size of the plot enables the opportunity for different arrangement options
between the accommodation and facilities services that depends on the
investors’ claims.
Project feasibility
The construction of the complex hotel will be an important project for the
wider area of Goudoura and Makry Gialos as well as for the Municipality of
Sitia. It will offer a significant number of jobs, boost tourism in the region and
upgrade the quality of services and overnight accommodation. The owner's
goal is to attract a large number of high-income tourists, who will be occupied
during their stay in the surrounding area of the Makry Gialos and Goudouras
settlements as well as the nearest areas of the Municipality of Sitia, thus
increasing the income of the local communities.
Architectural synthesis
The architecture of the complex will combine the modern requirements and
amenities with the traditional architecture of the place and will greatly enhance
the quality of the building stock of the area. The aim of the study is to respect
the morphology and the topography of the plot and the surrounding areas, the
microclimate while the final goal is to succeed a correct orientation for the
maximum solar gaining and a more sustainable design thesis.
