Hermitage Sykaminea is a hermitage on Lesvos, Greece, in a unique location, with around 4000 sqm of land area and 2 wooden houses in an olive grove.

The Hermitage Sykaminea is located 135 m above sea level and 600 m as the crow flies to the sea. The property has a great sea view and has been designed to be simple and aesthetic. The building material was mainly wood. The electricity is generated by two photovoltaic systems. It is located 2 km from the villages of Sykaminea and Skala Sykamineas. Therefore, on the one hand, you have a lot of peace and quiet, and on the other hand, there are shops and restaurants in the villages.
The hermitage was designed and largely built by the artist Andreas Sell. The design is continuous down to the last detail. All furniture is self-made. This place breathes harmony. Hermitage Sykaminea is offered fully equipped and furnished.

According to a new building regulation of 2023, it is no longer possible to build in Greece on land that is located outside built-up areas and is less than 40 m away from a public road. This means that the hermitage remains unique in the region. But the village of Sykaminea is also unique, which is why it is now a listed building with its old stone houses.

Flats
The hermitage can accommodate a maximum of 8 people in four bedrooms (two doubles, one room with two single beds, one house with two single beds). There are two bathrooms. A pergola with kitchen and living room forms the common area. The olive grove has about 60 olive trees and about the same number of oaks on an area of 4009 square meters.

Rooms
– Three bedrooms in a detached building with a total of 34.26 sqm.
– A pergola with outdoor kitchen, living room and bathroom with a total of 65.00 sqm.
– A wooden house with a room divided into a kitchen and a bedroom on different levels. Total area: 36.57 sqm. This area includes a bathroom with an additional 16.98 sqm and two terraces with 27.25 sqm.

Uses
The hermitage is ideal for group stays (yoga retreats, seminars, etc.) or for holiday home rentals. So far, it has been rented out to holidaymakers over the summer, and a circle of returning guests has formed in the last three years. But the place is also well suited for private use or a community of owners who want to spend their holidays there.
The Hermitage Sykaminea is designed for use in summer. Therefore, only one bathroom is equipped with a wood-fired boiler. In winter, one of the two buildings can be used.

Enhancement
There is the possibility to redesign the pergola with the associated wooden house and then also use it in winter. Furthermore, there is a building permit for an extension with a floor area of 16.975 sqm and two floors, i.e. Another 33.95 sqm of living space.

Technical equipment and infrastructure

Construction:
– Timber frame work (wood: red pine), 10 cm rock wool insulation and Osb board planking
– Roof: corrugated iron with ventilation and insulation

– Water comes from the local water network and is laid above ground from the village of Sykaminea to the hermitage.

Heating:
There is only one wooden house equipped with a wood stove. The second building has no heating, but can be retrofitted.

Wooden house 1 was completed in 2016.
Wooden house 2 and pergola were completed in 2022.

The Hermitage Sykaminea can be reached via a 1.5 km dirt road, which is renewed once a year by the Agricultural Department.
